So we tested it directly — running 510 Dubai real-estate queries across 30 areas and communities through Google's AI Mode and recording every source it cited.
Two findings stand out. First, property portals dominate: 93% of answers cite a portal, led by propertyfinder.ae (85%) and bayut.com (81%). But unlike hotels, AI also names specific agencies directly — drivenproperties.com (53%) leads a visible cluster of brokerages including Betterhomes, Luxhabitat and Engel & Völkers. Second, social and community proof matter a lot: 42% of answers cite user-generated content, with Instagram and YouTube appearing prominently alongside Reddit.
For a Dubai agency or developer, the implication is clear and actionable: being named by AI is achievable — it already happens — but you have to earn it on three fronts at once. Methodology
We generated 510 commercial Dubai real-estate prompts (30 areas/communities × 17 intents — agencies, developers, off-plan, investment, rental yield) and sent each to Google's AI Mode (gl=ae) via SerpApi, tallying cited domains across the 500 answers. "Property portal" = Bayut, Property Finder, Dubizzle and similar; Google-internal cards were excluded.
